The James at Scrivener Square is nearing completion in Toronto’s coveted Summerhill neighbourhood, and it’s not just another luxury rental tower. Rising 23 storeys near Yonge and Price streets, this 127-unit market-rate rental development by Tricon Residential and Diamond Corp is turning heads with its finishing touches—including a showstopping, bubbling grapefruit fountain that’s become a neighborhood talking point.
Designed by acclaimed architectural firms COBE Architects and Graziani + Corazza Architects, The James stands 88.21 metres tall and features completed red brick facades, soaring glazed entrances, and a pedestrian retail mews. The development’s pièce de résistance? A custom mosaic grapefruit water feature that recreates a citrus cross-section with intricate wedge-shaped tiles and a central bubbling outlet.
Beyond aesthetics, The James represents a significant shift in GTA rental supply at the luxury end of the market. The project also integrates with the TTC’s Summerhill station expansion, creating a new second entrance through the plaza—expected to open in Q1 2028.
