Revised 69-Storey Proposal for 90 Isabella Refines Heritage

Capital Developments has submitted a revised proposal for 90 Isabella Street in Toronto’s Church-Wellesley Village. While the 69-storey height remains consistent with the 2023 approval, the updated design by Diamond Schmitt Architects introduces a more efficient, narrower floor-plate and a refined heritage preservation strategy.

The project now features 818 condominium units—a slight decrease from the previous 831—with a notable shift in unit mix; studios now account for 32% of the inventory, up from 13%. Additionally, the heritage plan has been enhanced, with 94 Isabella Street now slated for full preservation as a standalone structure. As the Church-Wellesley corridor continues to see rapid intensification with numerous tower applications, this project demonstrates the ongoing evolution of downtown high-rise development.
