Historic 69 Yonge St to Become Marriott Tribute Hotel

The Financial District is set for a historic transformation as 69 Yonge Street pivots from a previously proposed residential intensification to a boutique hospitality project. Montreal-based Artifact Group has acquired the 1913-built former Canadian Pacific Railway building, tasking Giannone Petricone Associates with converting the Beaux Arts landmark into a 162-key hotel under Marriott’s Tribute Portfolio brand. Unlike the 2022 proposal that sought to add five storeys to the structure, the current plan focuses on adaptive reuse, preserving the existing 15-storey envelope while modernizing the interior for guest wellness and lifestyle-oriented amenities. With construction slated to begin in Q1 2027 and a targeted 2028 opening, this project highlights a shift toward high-end hospitality in one of Toronto’s most active employment nodes.
