As Toronto continues to grapple with a persistent shortage of purpose-built rental supply, a significant new project is taking shape in the Garden District. The Hoem Garden District student residence, a 21-storey development by MPI Group and HOEM Management Inc., has officially reached 18 storeys, with exterior cladding now underway. Designed by Superkül, the project creatively blends modern density with history, incorporating a restored late-19th-century heritage house at 300 Sherbourne Street. Once completed, the tower will add 173 dedicated rental units to the city’s student housing stock, helping to alleviate some of the intense pressure on the downtown rental market.
