The Mount Dennis neighborhood, poised for significant growth thanks to the forthcoming Eglinton Crosstown LRT, is set to welcome a major residential development. Elysium Investments has submitted plans for two high-rise rental towers, reaching 43 and 41 storeys respectively, near the Mount Dennis station. This ambitious project signals a continued intensification of the area surrounding key transit hubs in the GTA.

Located at 70-104 Brownville Avenue, the development site currently houses 17 detached and semi-detached homes. Elysium’s proposal aims to replace these with a modern apartment complex comprising 851 rental units. The project also includes a 2,152-sq.-ft Privately Owned Publicly Accessible Space (POPS), offering a valuable amenity for residents and the wider community.

Designed by BDP Quadrangle, the towers will rise from a shared six-storey podium. Tower A (41 storeys) will be located on the south portion of the site, while Tower B (43 storeys) will stand to the north. The design incorporates ample amenity space, including a two-storey, 4,165-sq.-ft space connecting with the POPS, indoor amenity areas on level seven (totaling 10,913 sq. ft), and substantial rooftop amenities spanning 3,822 sq. ft. In total, there will be 12,658 sq. ft of outdoor amenity space on level 7.

The unit mix caters to a diverse range of renters, with 63 studios, 472 one- and one plus den-bedrooms, 211 two- and two plus den-bedrooms, and 105 three-bedroom units. Parking provisions include 124 vehicle spaces across two underground levels and 479 bicycle parking spaces on the ground and second floors. This reflects a growing trend towards prioritizing cycling and transit accessibility in new developments.

Elysium’s proposal joins a wave of development activity in Mount Dennis, driven by the improved transit infrastructure. Nearby sites have seen proposals for a seven-tower mixed-use project reaching 45 storeys and a 24- and 34-storey mixed-use development. The City of Toronto is currently reviewing Elysium’s Zoning By-law Amendment application, and its approval would further solidify Mount Dennis as a key growth area within the GTA.
