North York’s skyline is poised to transform further with a new proposal for a 46-storey residential tower just west of Finch Station. Oulahen Team Realty Inc. has submitted plans to the City of Toronto for the project, designed by Turner Fleischer Architects, signalling continued high-density development in the Finch Protected Major Transit Station Area.
The proposed tower at 38-42 Finch Avenue West aims to introduce 636 condominium units to a site currently occupied by four detached dwellings. The development encompasses 7 Eldora Avenue, 38 through 42 Finch Avenue West, and 2 and 4 Greenview Avenue, creating an irregular parcel perfectly suited for intensification. Goldberg Group acted on behalf of the developer for the Official Plan Amendment and Zoning By-law Amendment applications.
The tower is planned to reach a height of 159.7 meters, featuring a 5-storey podium designed to activate Finch Avenue West with retail space and seven two-storey townhouse suites at ground level. While the tower’s floor-plate is slightly larger than the City’s tall-building guidelines at approximately 850m², this deviation reflects a growing trend towards accommodating larger unit sizes in the GTA.
The building’s proposed Gross Floor Area is 38,881m² for residential use and 311m² for retail. The suite mix includes 80 studios, 396 one-bedrooms, 96 two-bedrooms, and 64 three-bedrooms, catering to a diverse range of residents. Amenity spaces are concentrated on the fifth floor, offering 1,444m² indoors and 470m² outdoors.
Accessibility is a key feature, with Finch Station just a short 300m walk away, providing seamless access to Yonge Line 1 and a major hub for TTC, YRT, and GO bus services. This location will also benefit from the future Yonge Line 1 North Subway Extension. For cyclists, the multi-use trail through Hendon Park and dedicated bike lanes on Willowdale Avenue offer convenient options.
With 370 bicycle parking spaces planned compared to just 154 vehicle parking spaces, including only 145 for residents, the development is clearly prioritizing sustainable transportation options. This aligns with the City’s goals for transit-oriented development and reducing reliance on cars. The area is already seeing significant high-rise activity, with several other projects planned or under construction nearby, solidifying its position as a key growth node in North York.
