Canada Lands Company is advancing the second phase of Arbo, a major mixed-use development transforming Toronto’s former Downsview military lands into a vibrant neighbourhood. Phase 2 will add approximately 3,160 rental units across 17 buildings, bringing the total Arbo development to support up to 115,000 residents across 15 planned districts.
The 13.5-hectare Phase 2 site will feature predominantly mid-rise buildings of 6-8 storeys, with strategic taller elements reaching up to 35 storeys concentrated near major transit corridors. The proposal includes 2,841 market-rate units and 316 affordable homes, representing 10% affordability compared to the district’s 20% target.
Beyond housing, Phase 2 incorporates significant community infrastructure: a TCDSB elementary school, daycare, and retail concentrated along Keele Street. Importantly, 94% of the development lies within 800 metres of Downsview Park station, positioning residents near both TTC and GO Transit connectivity.
The project advances Toronto’s rental housing supply at scale while the broader Downsview transformation continues reshaping northwest Toronto’s real estate landscape. To learn more about this landmark development and its implications for the GTA market, visit the full article on UrbanToronto.
