As artificial intelligence becomes increasingly embedded in the mortgage industry, Toronto-area brokers face a critical inflection point: adapt or risk becoming invisible to tech-savvy clients who now research options through AI tools before ever picking up the phone.
According to Joe White, CEO of the Real Estate and Mortgage Institute of Canada (REMIC), Canadian clients are routinely asking AI about mortgages before contacting brokers—a trend that demands a fundamental shift in how professionals position themselves.
The challenge is stark: AI generates confident answers regardless of accuracy, forcing brokers to take on two simultaneous roles—fact-checking what clients have already researched and ensuring their own credible, sourced content ranks high in AI search results.
White’s counterintuitive advice: stop polishing your posts. Instead, publish clear, dated, sourced answers to the questions clients ask weekly, using those questions as titles and showing all your work. Generic tips prove nothing anymore; specificity and transparency are what AI algorithms actually cite.
For GTA brokers operating in an increasingly competitive market, the message is clear: the human relationship and authentic expertise now matter more than ever. When anyone can get a generic answer in seconds, clients will pay for access to someone who understands their specific situation.
